The first step on the way to deciding if letting your property is the right choice for you, is to have an accurate and free, no obligation market appraisal. Although we will use our extensive knowledge to recommend an appropriate market price, we also pride ourselves on being able to spot what is unique about your property and using this to ensure we target your property at the right people, ensuring a more trouble free let and maximising your annual income.
Instruct Your Agent
Once you are happy with the proposed marketing price, we will ask you for a set of keys for viewing purposes and to return our signed Terms and Conditions to confirm your instruction. Furthermore, you will also need to have a valid Energy Performance Certificate (E.P.C.) in place - this is something you will probably already have if you purchased your property after 2007, if not, it is something we can easily arrange for you.
Your property is now ready to market! For every instruction we take on we have the following marketing tools at our disposal:
"To Let" Board - this is the quickest and often the most effective marketing tool. Tenants will often walk around the streets and areas they are hoping to rent in - especially if your Property is in a sought after school catchment or close to a transport hub.

This gives your property the most exposure - any potential Tenant can see your carefully prepared property details online, click to find out more information and receive a call back from our staff, all within a few minutes.
Office & window displays and local press. We display a selection of our rental properties prominently in our office, in our window display and we have a weekly presence in the Essex County Standard.
At Palmer & Partners, we pride ourselves on our business but also our relationships. We will be in regular contact with you throughout the process giving you viewing feedback and ensuring you feel informed, involved and in control.
Seal The Deal
We always ensure that all offers from prospective Tenants are received in writing, together with any specific requirements linked to the offer. We will also try to gain as much background information on the Tenants as possible i.e. reason for moving, intended length of stay, employment history etc. We will then call you to discuss the various aspects of the offer, whether it is the best offer for you and whether we should proceed.
Once we have negotiated the offer to a level you are happy with, we will take the first £250.00 of the deposit as a holding fee along with the cost of referencing as a commitment from the Tenant. We will then draw up the Tenancy Agreement and begin the referencing process.
