Introduction Only Service

• Provide a rental income appraisal of the property
• Accompany all viewings to the property with prospective Tenants.
• Obtain references for the selected Tenant, including a credit check. For the avoidance of doubt Palmer & Partners Lettings & Management shall not be in any way responsible for any default by any Tenant, selected in good faith.
• Prepare the Tenancy Agreement and Standing Order Mandate for the payment of rent.
• Collect the deposit from the Tenant prior to the Tenancy commencement & lodge the deposit with the appropriate deposit scheme.
• Provide the Inventory, if applicable, as charged at £50.00 plus VAT.
• Palmer & Partners Lettings & Management are able to check the tenant out of the property, at the termination of the Tenancy, for an additional charge of £95.00 plus VAT. If this service is not used, the Landlord will be responsible for checking out the tenant and dealing with any deposit issues.

Rent Collection Service

• All of the above, PLUS
• Lodging the deposit with the relevant Deposit Scheme
• Rent collection on a monthly basis
• Monthly statements and payments to Landlord
• Chasing rent arrears if applicable

Full Management Service

• All of the above, PLUS
• Regular property inspections carried out & a detailed report posted to the Landlord
• Inventory preparation
• Full maintenance if required
• Serving necessary Notices during or at the end of the Tenancy
• Check out with the tenants to check through the condition of the property against the inventory
• Dealing with deposit disputes and releasing the deposit when notified

Guaranteed Rent Service

• Full Management Service, PLUS
• Income if the property is vacant
• Income if the tenant fails to pay their rent
• Legal expenses covered
